As a result of Indesco’s building survey and redevelopment feasibility study, our client completed the purchase of this existing building in 2014. The building was originally constructed in the mid 1980’s and at one stage accommodated the offices of Auckland City Council, although more recently it was known as the “James and Wells” building.

As with many buildings of this era it had a list of deferred maintenance issues which had contributed to lower occupancy levels in recent times. Indesco were commissioned to add a full penthouse level on top of the existing building, modernize the building to make it attractive to new tenants and to rectify the long list of maintenance items whilst adhering to strict budget guidelines to ensure the works would deliver a return on investment for our client.

The refurbishment has added approximately 600m² of lettable area including a new top floor with stunning 360º  views of Auckland. Externally the building also has a new architectural style and colour scheme. The entire air conditioning system throughout the building has been replaced as part of the internal refurbishment and all work was coordinated to minimize disruption to the existing tenants, allowing them to continue ‘business as usual’.
